- What's the per-sqft rate?
- Residential grey structure in Bahria Town typically falls between PKR 2,300–3,000 per sqft of covered area depending on plot location, soil, and finishing schedule of conduits. Commercial grey structure varies more — RCC depth, basement, lift-core, and structural span all push the rate. We quote a fixed per-sqft rate in writing after a site visit.
- What's NOT included in grey structure?
- Anything finishing-related: tiles, paint, kitchen, bathrooms, fixtures, doors, wardrobes, electrical wiring + DB, paint, glass, HVAC. Grey structure means the building stands solid, waterproof, and ready for the finishing team — which can be us or anyone else.
- Do you handle Bahria Town map approval?
- Yes for residential. The map approval coordination is part of our scope — we handle drawings, submission, follow-up, and revisions. For commercial we work with your architect or recommend one if you don't have one yet.
- Typical timeline?
- 5 Marla grey structure: 3–4 months. 10 Marla: 4–6 months. 1 Kanal: 5–7 months. Commercial buildings: 8–14 months depending on floors. Dates are written into the contract with milestone penalties.
- Can I bring my own architect or drawings?
- Absolutely. We'll review the drawings for buildability + cost. If structural details are missing, our consulting engineer adds them as a small add-on. We build to your design.
- Payment schedule?
- Milestone-based: 15% on signing, 25% at foundation + plinth, 20% at structure completion, 25% at plaster, 15% at handover. Each milestone is photo-verified before the next payment is due.
