Design + fixed quote
Architectural drawings (elevation, floor plans, MEP) plus a written fixed quote within 7–10 working days. Pay only after you sign off.
- Step 032–3 weeks after sign-off
Approvals + groundbreaking
We handle Bahria Town map approval and start groundbreaking. You get a Gantt-style schedule with hard milestone dates.
- Step 046–12 months
Construction with weekly photos
Every Friday you get a photo update on WhatsApp — from RCC slab pours to tiling to finishing. Visit the site anytime, bring your own engineer if you like.
- Step 05Final 2 weeks
Snagging + handover
Joint inspection, snagging list, fixes, and key handover. Title is in your name throughout — we're the builder, not the owner.

- Do I need to own the plot before contacting you?
- Yes — for the construction service. If you don't have a plot yet, we can also help source one inside Bahria Town through our brokerage relationships before discussing construction.
- How is the price calculated?
- Two ways: (1) per-sqft turnkey rate — covers everything in the 'What's included' list at a fixed grade of finishing; (2) bill of quantities (BoQ) — itemized for buyers who want premium finishes. Both are quoted in writing before any work starts.
- Can I bring my own architect or design?
- Yes. We've built from external architectural drawings before. We'll review the drawings for buildability + cost; if everything checks out, we build to your design and only charge for construction.
- What's the typical timeline?
- 5 Marla turnkey: 6–8 months. 10 Marla: 8–10 months. 1 Kanal: 10–12 months. Dates are written into the contract — if we miss them, you get a per-day penalty per the agreement.
- Payment schedule?
- Milestone-based: 20% on signing, 25% at structure completion, 25% at plaster + electrical/plumbing rough-in, 20% at finishing, 10% at handover. No upfront 100%.
- Can NRPs use this service?
- Absolutely. We work with overseas Pakistanis often — Power of Attorney for site supervision, weekly photos + recorded walkthroughs, payment via Roshan Digital Account or SWIFT.
