About GR

  • Who are GR Developers?

    GR Developers Pvt. Ltd. is a real estate development firm based in Bahria Town, Lahore. We started as a real estate consultancy in 2010 and moved into development in 2022. We specialize in mixed-use commercial-and-residential buildings on prime commercial frontage inside Bahria Town and Bahria Orchard.

  • Where is your office?

    Our office is at 225 Tulip Commercial, Sector C, Bahria Town, Lahore. We're open Monday through Saturday, 10am to 7pm. Walk-ins welcome — WhatsApp ahead and we'll have a senior team member ready for you.

  • How many projects have you delivered?

    Two delivered (GR-25 in Bahria Orchard, GR-02 in Iqbal Block — both handed over in 2025), one in finishing stage (GR-03 in Tulip Commercial), and one in pre-launch (GR-04 in Quaid Block, launching after Eid ul Adha 2026).

Buying

  • Can overseas Pakistanis buy from GR Developers?

    Yes. We work with overseas buyers regularly. We can handle video site visits, remote booking, payment via overseas bank transfer or relative-on-the-ground, and direct title transfer at handover. WhatsApp our team to start the conversation.

  • What's your payment plan structure?

    Plans vary by project. GR-03 in Tulip Commercial currently offers three plans: 100% on booking (with a discount), 25% on booking with three quarterly installments, or 25% on booking with the balance at possession. We don't use hidden fees or balloon payments — everything is in the booking agreement.

  • Do I need to be a Bahria Town resident to buy?

    No — our buyers come from across Lahore, Karachi, Islamabad, and overseas. About 30% of our buyers are first-time Bahria Town owners.

Investment

  • What rental yield should I expect on an apartment?

    Realistic yields in Bahria Town: 6.5–8% for studio apartments, 5.5–7% for 1-bed, 4.5–6% for 2-bed. Furnished and well-managed units rent at the top of these ranges. Yields depend heavily on block, floor, and proximity to the commercial spine.

  • Is now a good time to buy commercial property in Bahria Town?

    Yes, with caveats. Iqbal Block is at top-of-market pricing — buy there only if you have long holding capacity. Tulip Commercial and Bahria Orchard Phase 4 offer better entry economics with strong upside. Quaid Block (pre-launch) offers the most upside for buyers comfortable with construction-window risk.

Construction

  • What construction quality should I expect?

    RCC frame structures, vetted contractors who work across our projects (continuity is a quality signal), premium finishing materials selected for durability over initial appearance, and quality control sign-offs at every construction milestone.

  • How do you handle handover?

    Joint inspection with a written snag list, snags closed within an agreed window, then a direct title transfer in your name on the day of possession. No middlemen, no transfer-fee surprises.

  • Which Bahria Town block is best for investment?

    It depends on goal. For long-term commercial appreciation with the lowest risk: Iqbal Block. For best entry economics with strong upside: Tulip Commercial. For new-supply growth: Bahria Orchard Phase 4. For pre-launch upside: Quaid Block.

Process

  • What does a typical site visit involve?

    A site visit takes about an hour. A senior team member walks you through the project, points out construction quality details, demonstrates unit options with floor plans, and answers questions on the spot. No sales pressure — we'd rather you take a week to decide than feel rushed.

  • How do I register for the GR-04 launch?

    Either visit the GR-04 project page and use the contact form, or WhatsApp us at +92 304 4355988. Registration is no-commitment — you'll just get pricing, floor plans, and a launch invitation when they're ready, before public release.
